Even though the MLS does not include all real estate sales and related real estate data, we believe the MLS data is reasonable and consistent to be reliable to use to estimate local real estate trends.
Here's everything that happened in our real estate market last month.
HOME MARKET SUMMARY
The Nassau housing market in August recorded stronger transaction activity compared to last year, with increases in new listings, contracted sales, and completed sales. Pricing softened during the month, while homes took longer to sell. Year-to-date figures remain positive across most activity measures, with higher inventory, stronger sales volume, and continued growth in average pricing despite a decline in the median sales price.
New Listings increased 22.9% year-over-year, with 43 homes brought to market compared to 35 in August 2025. YTD new listings are also up 8.2%, rising to 396 homes from 366 during the same period last year, continuing the trend of improved housing inventory throughout 2026.
Contracted Sales increased modestly by 5.1% YoY to 41 homes, compared to 39 in August 2025. On a YTD basis, contracted sales remain considerably stronger, increasing 20.4% to 408 homes from 339 last year, indicating that buyer activity continues to remain well ahead of 2025 levels.
Completed Sales recorded a significant increase during the month, rising 55.6% YoY to 14 closings compared to 9 last August. YTD completed sales are also up 9.3%, increasing to 117 closings from 107 last year, reflecting continued improvement in overall transaction volume.
Market pace slowed during August, with Median Days on the Market increasing 18.3% YoY
to 84 days from 71 days in August 2025. The broader YTD trend also remains slower, with median days on market rising 21.8% to 106 days compared to 87 days last year.
Pricing declined during the month. The Median Sales Price fell 23.5% YoY to $432,500 from $565,000, while the Average Sales Price decreased 8.8% to $977,357 compared to $1,071,111 last August. On a YTD basis, however, pricing trends remain mixed. The Median Sales Price is down 6.7% to $555,000, while the Average Sales Price has increased 30.9% to $1,321,993, indicating that higher-value transactions continue to have a significant influence on the
overall average.
The Average List-to-Sale Ratio improved slightly to 94.6%, up 0.5% from 94.1% in August 2025. YTD, the ratio also increased modestly to 93.9% from 93.3%, suggesting that homes continue to sell relatively close to their asking prices despite the longer market pace.
Overall, August’s housing data reflects stronger sales activity alongside softer monthly pricing and longer selling times. While both median and average prices declined compared to last August, increased listings, contracts, and completed sales point to an active market, with year-to-date figures continuing to show meaningful growth in transaction activity and average pricing.

LAND MARKET SUMMARY
The Nassau land market in August showed a sharp increase in new listings and completed sales, while contracted sales declined compared to last year. Pricing trends were notably mixed, with a substantial decline in the median sales price alongside a significant increase in the average sales price. Year-to-date performance remains strong overall, supported by higher inventory, increased sales activity, faster selling times, and continued pricing growth.
New Listings increased 53.3% YoY, with 23 parcels brought to market compared to 15 in August 2025. YTD new listings are also up 13.3%, increasing to 179 parcels from 158 during the same period last year, indicating continued growth in available land inventory.
Contracted Sales declined 30.6% YoY to 25 parcels, down from 36 in August 2025. Despite the monthly decline, YTD contracted sales remain 18.6% higher, rising to 319 parcels compared to 269 last year, showing that overall buyer activity continues to remain ahead of 2025.
Completed Sales increased significantly during the month, rising 200% YoY to 6 closings compared to 2 last August. On a YTD basis, completed sales are up 44.2%, increasing to 62 closings from 43 last year, reflecting a substantial improvement in the number of land transactions successfully reaching completion.
Market pace slowed during August, with Median Days on the Market increasing 53.4% YoY to 102 days from 67 days in August 2025. However, the broader YTD trend remains improved, with median days on market declining 10.6% to 144 days compared to 161 days last year.
Pricing was mixed during the month. The Median Sales Price declined 53.2% YoY to $165,000 from $352,500, while the Average Sales Price increased sharply by 162.6% to $925,833 compared to $352,500 last August. YTD, both measures remain higher, with the Median Sales Price increasing 7.1% to $150,000 and the Average Sales Price rising 65.1% to $444,963. The significant difference between median and average pricing during August suggests that a small number of higher-value transactions had a substantial impact on the monthly average.
The Average List-to-Sale Ratio increased to 104.1% from 89.7%, a 16.0% improvement, indicating that land transactions during August closed, on average, above their asking prices. YTD, the ratio also improved to 95.9% from 94.1%, an increase of 2.0%.
Overall, August’s land data reflects a market with expanding inventory, strong completed sales activity, and considerable year-to-date growth. Although contracted sales declined and parcels took longer to sell during the month, the broader 2026 figures continue to show stronger transaction activity, improved market pace, and higher pricing compared to last year.
