According to the CCIM Institute, less that 10% of all commercial real estate agents globally have earned the coveted CCIM designation. The CCIM Institute was founded more than 50 years ago and since 1957 has been offering the CCIM designation. The CCIM Institute is an affiliate organization of the National Association of Realtors.
CCIM stands for Certified Commercial Investment Member and the CCIM designation is awarded and conferred upon a candidate by the CCIM Institute (www.ccim.com). According the CCIM Institute, “The CCIM designation is conferred upon commercial real estate leaders who have a proven record of success in the field and have demonstrated a mastery of financial, market and investment analysis, in addition to negotiation.”
To become a CCIM, one must take and pass each of the following series of four rigorous core courses, taught by industry professionals, using state of the industry materials:-
- Financial Analysis for Commercial Investment Real Estate
- Market Analysis for Commercial Investment Real Estate
- User Decision Analysis for Commercial Investment Real Estate
- Investment Analysis for Commercial Investment Real Estate
In addition to the four core courses, the education component also includes negotiations training, an ethics course and elective courses. This real-world education enables CCIM designees to help their clients minimize risk, enhance credibility, make informed decisions and ultimately close more transactions.
After successfully completing the education requirements, a candidate must produce a portfolio of qualifying commercial real estate experience that demonstrates and applies the concepts taught in the four core courses to qualify to sit the final 6-hour comprehensive examination. The CCIM designation is then conferred on those candidates who have successfully passed the comprehensive exam and proven their mastery of the concepts taught in the core courses.
