Our monthly Market Report provides meaningful and valuable information, to empower buyers and sellers who are considering a real estate transaction in Nassau or Paradise Island (Bahamas).

If you're considering selling your property or buying property on Nassau or Paradise Island, it's essential to understand what's happening in The Bahamas' real estate market. Knowing the most important data, such as median and average prices, the number of properties sold, the number of new listings, and the days on the market will better prepare you for selling or buying.

We are happy to share our September 2026 analysis of the Nassau and Paradise Island market. We also encourage you to review our quarterly market reports on Abaco, Eleuthera, Exuma, Grand Bahama and New Providence.

Our market reports provide Morley's interpretation of the data from the Bahamas Real Estate Association MLS. Even though the MLS does not include all real estate sales and related real estate data, we believe the MLS data is reasonable and consistent to be reliable to use to estimate local real estate trends.

Here's everything that happened in our real estate market last month.

HOME MARKET SUMMARY

The Nassau housing market in September recorded relatively stable listing and contract activity compared to last year, while completed sales declined. Market pace improved considerably during the month, and pricing strengthened sharply, with both median and average sales prices significantly higher than September 2025. Year-to-date figures continue to show stronger overall transaction activity and higher average pricing, although homes are taking longer to sell and the median sales price remains slightly below last year.

New Listings were unchanged year-over-year, with 40 homes brought to market in both September 2025 and September 2026. YTD new listings remain up 7.4%, increasing to 436 homes compared to 406 during the same period last year, indicating that overall housing inventory continues to remain ahead of 2025 levels.

Contracted Sales increased modestly by 1.9% YoY to 55 homes, compared to 54 in September 2025. On a YTD basis, contracted sales remain significantly stronger, rising 17.8% to 463 homes from 393 last year, showing that overall buyer activity continues to remain well ahead of 2025.

Completed Sales declined 31.3% YoY, with 11 closings compared to 16 in September 2025. Despite the monthly decline, YTD completed sales remain 4.1% higher, increasing to 128 closings from 123 last year, indicating that overall transaction volume continues to remain slightly ahead of 2025.

Market pace improved considerably during September, with Median Days on the Market declining 31.1% YoY to 94 days from 137 days in September 2025. However, the broader YTD trend remains slower, with median days on market increasing 17.2% to 106 days compared to 90 days last year.

Pricing strengthened significantly during the month. The Median Sales Price increased 60.2% YoY to $985,000 from $615,000, while the Average Sales Price rose 100.5% to $3,997,727 compared to $1,993,438 last September. On a YTD basis, pricing trends remain mixed. The Median Sales Price is down 2.5% to $580,000, while the Average Sales Price has increased 36.4% to $1,551,939. The sharp increase in September’s average price suggests that higher-value transactions had a considerable influence on the monthly figures.

The Average List-to-Sale Ratio improved to 94.1% from 93.0%, an increase of 1.2%. YTD, the ratio also increased modestly to 93.9% from 93.3%, reflecting continued stability in selling prices relative to asking values.

Overall, September’s housing data reflects a market with steady listing and contract activity, faster monthly selling times, and strong pricing growth. While completed sales declined compared to last September, year-to-date figures continue to show higher overall transaction activity, increased inventory, and significant growth in average pricing.

LAND MARKET SUMMARY

The Nassau land market in September showed significantly stronger contracted sales and substantial pricing growth, despite a sharp decline in new listings and fewer completed sales. Parcels also took considerably longer to sell during the month. Year-to-date performance remains positive across most key indicators, with higher contract and completed sales activity, improved overall market pace, and continued growth in both median and average pricing.

New Listings declined 63.0% YoY, with 10 parcels brought to market compared to 27 in September 2025. Despite the significant monthly decline, YTD new listings remain slightly higher, increasing 2.2% to 189 parcels from 185 during the same period last year, leaving overall land inventory marginally ahead of 2025.

Contracted Sales increased sharply by 70.8% YoY to 41 parcels, up from 24 in September 2025. YTD contracted sales are also considerably higher, rising 22.9% to 360 parcels compared to 293 last year, highlighting continued strength in overall buyer activity within the land market.

Completed Sales declined 28.6% YoY, with 5 closings compared to 7 in September 2025. However, YTD completed sales remain significantly higher, increasing 34.0% to 67 closings from 50 last year, indicating that considerably more land transactions have reached completion throughout 2026.

Market pace slowed substantially during September, with Median Days on the Market increasing 112.7% YoY to 134 days from 63 days in September 2025. However, the broader YTD trend remains improved, with median days on market declining 9.0% to 141 days compared to 155 days last year.

Pricing increased significantly during the month. The Median Sales Price rose 167.6% YoY to $414,736 from $155,000, while the Average Sales Price increased 401.2% to $968,191 compared to $193,169 last September. YTD, both measures also remain higher, with the Median Sales Price increasing 7.4% to $153,000 and the Average Sales Price rising 87.1% to $484,010. Given the relatively small number of completed transactions during September, a concentration of higher-value sales appears to have had a substantial impact on the monthly pricing figures.

The Average List-to-Sale Ratio increased to 99.9% from 94.1%, an improvement of 6.1%, indicating that parcels sold very close to their asking prices during September. YTD, the ratio also improved to 96.2% from 94.1%, an increase of 2.3%.

Overall, September’s land data reflects a market with strong contract activity and considerable pricing growth, despite fewer new listings and completed sales during the month. While parcels took longer to sell in September, the broader year-to-date figures continue to show stronger transaction activity, faster overall selling times, and higher pricing compared to 2025.
